Plumb House understands the financial requirements of a project need to be understood at project inception, usually before plans are developed.  Since we focus solely on multi-residential work, we use our historical pricing to accurately price the project.  We always include our overhead and fee in estimates to ensure there are no surprises later on.  Plumb House holds strong relationships with a core team of subcontractors and supplers which ensures a high level of accurate, competitive, and reliable pricing throughout the duration of a project.

Our estimates and budgets are complete with assumptions and qualifications, outline specifications, and include alternates and allowances to ensure that owners, architects, and engineers have a clear understanding of what we price.  Once the budget and scope are satisfactory, the process of designing to budget begin.

We participate in weekly design meetings and will act as the "guardians of the budget".  Full contractor involvement in the design process protects the budget while preserving the design intent of the project.  This also allows the team to resolve constructability and material issues before they arise in construction and cause adverse impacts on cost and schedule.  Plumb House can provide insight on material selections and construction details allowing owners and architects a clear path to the final design, 

On a weekly basis we will track costs and savings through our Budget Control Reports (BCR) to ensure that the budget is maintained and there is financial accountability between estimates.  We provide cost studies as necessary, allowing the design team to make informed decisions on the direction of the design.  By allowing Plumb House to participate in the early stages of your design, we can also advise on the most efficient building design to achieve early rental income and phased turnovers. 

​We conduct preconstruction meetings between subcontractors and a group of trusted engineers to vet out the plans and provide equipment submittals to meet the cost effective design objective.  This is particularly important for the civil, structural, plumbing, HVAC, fire protection, and electrical trades.

Plumb House is performance oriented, financially capable, and has a guarantee you can trust.  We are capable of providing performance and payment bonds and/or a construction guarantee acceptable to the lenders and partners involved in your deal.

We provide lien bonds at no additional cost and our subcontractors are paid on the 1st of each month, whether or not Plumb House has received the requisition check.  This ensures that construction team and trades are always working towards a common goal and are not bogged down by financial distractions.

We invite you to visit our project and see our quality,  Whether you see a project during framing, rough mechanical installations,  or after completion, the quality and attention to detail in our work is evident.  We self-perform the critical construction trades including concrete foundations, framing, building envelope, and finish carpentry, allowing an added measure of control over cost, schedule and quality.

Plumb House holds strong long term relationships with a core team of trusted and reliable subcontractors  These relationships allow us to approach construction much like a manufacturing process.  The subs are familiar with the building and Plumb House process, familiar with each other, and familiar with our expectations.  With this control and continuity, our costs are less, the quality is better, our management is simplified, the pace is faster, and we can build upon construction systems and procedures with each project.  This approach differs greatly from the Construction Manager process where a different group of subcontractors may be used on every project.

Through each stage of construction Plumb House conducts their own quality assurance program that inspects the work before the next phase begins, in order to catch deficiencies before they can become problems affecting the cost, quality, or schedule.  Plumb House will act as the owner's construction department so you can focus on the next development deal.  All of our new construction carries a 1 year guarantee which includes a complete warranty claim process, ensuring accountability until issues are resolved.

We understand that the objective of every project is to achieve maximum return on investment as soon as possible.  From preconstruction through completion, we work with developers, city municipalities, and the design team to ensure there is a clear plan in place for phased occupancy and early leasing.  Once units are available, we work closely with the leasing staff to coordinate  timely unit turnovers and move-ins.

Over the years, Plumb House has developed an effective system for unit punch and turnovers, leading to high quality units being leased on schedule..  We provide a dedicated turnover crew to fine-tune the finishing touches required to bring units to move-in condition.  Once units are ready for turnover, we walk each unit with developers and architects to identify any final items that may be required for ownership to accept finished units.  We will remedy all necessary items in a timely manner, often during the inspection to minimize punch lists and make units available for leasing.
